What Is a PID and How Does It Affect a Mortgage Payment?

A simple explanation of Public Improvement District assessments and how PID costs should be included in a new home payment estimate.

PID means Public Improvement District

A PID is a special assessment used to fund infrastructure such as roads, utilities, drainage, landscaping, or public improvements tied to a specific district.

It belongs in the monthly estimate

If a community has a PID, buyers should treat the monthly PID estimate as part of the all-in housing payment, even though it is not the same thing as HOA dues.

Not every community has one

Some Central Texas communities have no PID at all, while others use a PID or similar assessment. The comparison should be made community by community.
